Project summary
This case study outlines the response to a combined fire and water damage event at the Cinema Complex. A fire event on 8 October 2024 caused extensive soot contamination throughout the cinema auditorium, followed by sprinkler activation which introduced significant water damage across Level 5 and Level 4 of the complex.
The incident affected the entire cinema auditorium (including seating, stage, flooring, wall linings, and ceiling), the corridor outside the cinema, the projector room on Level 5, and the lounge, passageway, kitchen, and kitchen entry areas on Level 4. Water had travelled through the floor structure from Level 5 into Level 4 below.
Detail Facility Management managed the project through a structured five-phase approach: contents assessment and removal, containment and engineering controls, source removal and strip-out works, Condition 2 cleaning and antimicrobial treatment, and structural drying — culminating in PRV (Post-Remediation Verification) testing by the independent hygienist. The project was completed on 29 November 2024 with final cleaning works, carpet steam cleaning, hoarding removal, and reinstatement.
What went wrong
A fire event at the cinema complex caused extensive soot contamination throughout the cinema on Level 5. Sprinkler activation introduced significant water damage which travelled through the floor structure into Level 4 areas below. The combination of fire, water, and subsequent mould growth created a complex multi-phase restoration challenge in a high-profile commercial venue requiring careful coordination with ongoing cinema operations.
Stakeholder impact: the cinema was taken out of service for the duration of the restoration. Adjacent cinema operations continued, requiring careful containment and floor protection for equipment and debris transport through common areas. Level 4 lounge and bar areas were also impacted, requiring containment separation and coordinated access. An independent hygienist provided oversight and PRV testing throughout.
Key challenges identified
- Combined fire (soot) and water damage requiring coordinated restoration approach
- Mould growth discovered during strip-out behind wall linings and cabinetry — requiring escalation to mould remediation protocols
- Two layers of fireproof plaster throughout requiring extensive removal time due to fixing methodology
- Active sprinkler systems on Level 4 preventing invasive removal works in the lounge area
- Water trapped beneath tiled entrance requiring tile removal for effective drying
- Cavity discovered behind east-facing wall plaster requiring specialist assessment
- High-profile commercial venue requiring works coordination with ongoing cinema operations
- Multiple stakeholders including venue management, insurers, an independent hygienist, and construction manager

How we restored it
Containment and negative air controls were established early to protect operational areas, with floor protection installed for equipment and debris transport through common areas.
Equipment and technology deployed: dehumidifiers, air movers, air scrubbers, heat drying systems, containment barriers and Advance moisture meters.
Scope of works
- Water extraction across all affected areas on Levels 4 and 5
- Removal and disposal of non-restorable cinema seating (soot and water damaged)
- Electrician coordination for speaker removal, electrical disconnections, and ceiling isolation
- Containment barriers and negative air pressure systems across multiple zones
- Full ceiling removal and plaster disposal in the cinema, kitchen, and lounge
- Complete wall lining removal in the cinema (2 layers of fireproof plaster)
- Stage and flooring substrate removal in the cinema
- Cabinet removal and mould-affected plaster remediation outside the cinema
- Condition 2 cleaning with antimicrobial treatment across all affected surfaces
- Structural drying including aggressive cavity drying beneath Level 4 lounge
- PRV testing coordination with the independent hygienist
- Final carpet steam cleaning, hoarding removal, and chair reinstatement
Our Six Sigma approach (DMAIC)
For this combined fire, water, and mould remediation project, the structured approach was critical to managing complexity across multiple phases and stakeholders.
| Phase | Activity | Key metrics / outcomes |
|---|---|---|
| DEFINE | Identified scope across 2 levels and 7 affected areas. Classified fire, water, and mould damage. Established phased approach with hygienist oversight. | 7 areas mapped; 5-phase work plan established; the independent hygienist engaged |
| MEASURE | Conducted moisture assessment, soot contamination mapping, and mould assessment. Documented baseline conditions with photos and readings. | Full moisture and contamination map produced; documentation with timestamps |
| ANALYSE | Analysed damage pathways: soot through HVAC and surfaces, water through floor cavities to Level 4. Identified mould growth behind wall linings and cabinetry during strip-out. | Mould escalation identified; tile removal recommended; cavity exposure assessed |
| IMPROVE | Executed 5-phase restoration: contents removal, containment/engineering controls, strip-out, Condition 2 cleaning, and structural drying. Antimicrobial treatment applied. | All phases completed; Condition 2 cleaning verified; all areas dried to standard |
| CONTROL | PRV testing conducted by the independent hygienist. Final cleaning, carpet steam clean, hoarding removal, and chair reinstatement completed 29/11/2024. | PRV clearance achieved; project handed back 29/11/2024 |

Outcome summary
A combined fire and water damage event at the Cinema Complex was managed from emergency response through to final reinstatement over approximately 8 weeks. The project required integrated fire restoration, water restoration, and mould remediation capabilities delivered under a single coordinated project management framework.
The cinema sustained extensive soot contamination and water damage from sprinkler activation, with water travelling through the floor structure into Level 4 areas below. Mould growth was discovered during strip-out works behind wall linings and cabinetry, requiring escalation to full mould remediation protocols with independent hygienist oversight.
All affected areas across both levels were systematically restored through a structured five-phase approach: contents assessment, containment and engineering controls, source removal and strip-out, Condition 2 cleaning with antimicrobial treatment, and structural drying. PRV clearance was achieved across all areas, and the cinema was returned to full operational service following final cleaning works, carpet steam cleaning, and chair reinstatement on 29 November 2024.
Throughout the project, Detail Facility Management maintained comprehensive documentation with timestamped photos at every phase, coordinated works around live cinema operations, and achieved zero safety incidents despite the complexity and scale of the restoration.
